Despite a cautious global investment environment, Delhi NCR is emerging as one of India’s strongest destinations for institutional real estate capital.
The region attracted approximately $581.7 million in institutional real estate investment between January and September 2026, marking a 178% year-on-year increase, according to Colliers India.
The surge is particularly notable against the broader performance of the Indian real estate market. Across the country, institutional investment reached $5.9 billion during the first nine months of 2026, representing a 39% increase over the corresponding period last year.
Delhi NCR Records One of the Sharpest Investment Surges
Delhi NCR’s real estate market has seen a significant increase in institutional investor interest this year.
Between January and September 2026, the region received around $581.7 million, compared with $209.6 million during the same period in 2025. That represents a 178% annual increase, making Delhi NCR the fastest-growing major city market tracked by Colliers during the period.
A major contributor to this growth has been the office real estate segment.
Investors have shown strong interest in operational, income-producing Grade A office assets, supported by sustained occupier demand and the longer-term prospects of high-quality commercial properties.
Bengaluru and Chennai Also Maintain Strong Momentum
Delhi NCR was not the only major market to record substantial growth.
Bengaluru attracted approximately $643.4 million in institutional investments during the first nine months of 2026, up 21% from $530.1 million in the year-ago period.
Chennai recorded an even sharper increase, with investment rising 91% to approximately $639.4 million, compared with $335.3 million a year earlier.
Combined, Bengaluru, Chennai and Delhi NCR accounted for nearly one-third of India’s institutional real estate investment between January and September 2026.
Investors Are Increasingly Looking Beyond Individual Cities
Another notable shift in India’s real estate investment landscape is the growing popularity of multi-city transactions.
Investments involving assets across multiple cities reached approximately $2.9 billion during the first nine months of 2026. That figure is more than twice the amount recorded during the corresponding period last year.
Multi-city transactions represented roughly half of the total institutional investment during the period.
The trend suggests that investors are increasingly looking for diversified portfolios rather than concentrating their exposure in a single metropolitan market. Access to multiple commercial and real estate markets can provide greater diversification while allowing investors to participate in different regional growth stories.
Mumbai Sees a Decline While Pune Gains Ground
Investment performance across India’s major cities remained mixed.
Mumbai attracted approximately $518.9 million in institutional real estate investment between January and September 2026, a decline of 36% from the previous year.
Pune, on the other hand, recorded a strong 66% year-on-year increase, attracting approximately $492.4 million during the same period.
The contrasting performance highlights how institutional capital is becoming increasingly selective, with investors evaluating individual markets and asset classes based on their income potential, demand outlook and diversification value.
Institutional Real Estate Investment in India Reaches $5.9 Billion
At the national level, India’s real estate sector recorded one of its strongest nine-month investment performances in recent years.
Institutional investment reached $5.9 billion between January and September 2026, up 39% compared with the same period in 2025.
Domestic investors remained the largest source of capital, contributing approximately $3.5 billion, or around 60% of the total investment.
Domestic capital inflows grew 59% year-on-year, highlighting the increasing role of Indian investors in the country’s institutional real estate market.
Foreign investment also moved higher, increasing 17% to approximately $2.4 billion.
Office Real Estate Remains the Preferred Investment Segment
Commercial office assets continued to attract the largest share of institutional capital.
The office segment received approximately $2.2 billion between January and September 2026, representing a 46% increase over the corresponding period last year.
Strong leasing activity across high-quality Grade A properties remains one of the key factors supporting investor confidence.
For institutional investors, these assets offer the combination of established occupier demand, recurring rental income and longer-term growth potential. The continued preference for quality office properties also reflects the market’s increasing focus on assets with strong fundamentals rather than simply chasing volume.
What the Investment Trend Means for Delhi NCR
The sharp rise in institutional investment places Delhi NCR real estate among the strongest-performing major markets in India’s current investment landscape.
The region’s appeal is being reinforced by demand for high-quality office assets, while the broader rise in domestic institutional capital provides an additional source of liquidity for the market.
Badal Yagnik, CEO and Managing Director of Colliers India, identified the increasing strength of domestic capital as one of the defining themes of the current real estate market.
According to Yagnik, greater depth in domestic investment, combined with the potential for foreign investment to increase further, could provide additional support to India’s real estate investment activity in the quarters ahead.
For Delhi NCR, the latest numbers point to a market that is attracting institutional attention at a time when investors are becoming more selective about where and how they deploy capital.
The 178% rise in institutional investment is therefore more than a headline number. It signals growing confidence in the region’s ability to attract capital, particularly through quality commercial assets and diversified real estate opportunities.
As India’s institutional real estate market continues to expand, Delhi NCR is positioning itself as one of the country’s key destinations for investors looking for scale, income-generating assets and long-term growth opportunities.
