Gurugram’s Luxury Housing Market: Why Affluent Homebuyers Are Choosing Bigger Homes

Luxury Penthouse Sunset Over Gurgaon

Gurugram’s luxury real estate market is undergoing a significant shift. For affluent homebuyers, purchasing a premium residence is no longer just about securing a prestigious address. Space, privacy, lifestyle amenities and the quality of the surrounding environment are increasingly shaping buying decisions.

The growing appetite for larger residences reflects a change in how high-net-worth individuals (HNIs), ultra-high-net-worth individuals (UHNIs) and successful entrepreneurs view homeownership. A luxury home is increasingly expected to deliver both a comfortable living experience and long-term value.

This shift has helped Gurugram strengthen its position as one of India’s most important destinations for high-end residential real estate.

Gurugram Emerges as a Leader in India’s Luxury Housing Market

Gurugram recorded transactions worth ₹24,120 crore for homes priced at ₹10 crore and above in calendar year 2025, surpassing Mumbai in this segment, according to the High-End Luxury Housing Report by India Sotheby’s International Realty and CRE Matrix.

The city recorded sales of 1,494 homes in the ₹10-crore-plus category during the year. This marked a substantial increase from 519 units in 2024 and 155 units in 2023.

The transaction value also climbed from ₹4,004 crore in 2023 to ₹24,120 crore in 2025.

These figures point to a rapidly expanding market for ultra-luxury residences, supported by rising wealth, demand for premium housing and the development of new residential corridors.

Why Bigger Homes Are Gaining Popularity

For buyers operating at the upper end of the property market, the definition of luxury is evolving beyond expensive interiors and exclusive addresses.

Larger floor plans offer greater flexibility for families, dedicated workspaces, entertainment areas and private living zones. They also allow developers to incorporate features that are difficult to accommodate in smaller apartments, including expansive balconies, private terraces and more elaborate lifestyle amenities.

The preference for space is reflected in Gurugram’s sales data. Homes sold in the ₹10-crore-plus category during 2025 averaged approximately 5,000 square feet.

The 4,000–6,000 Sq Ft Segment Leads Demand

The 4,000–6,000-square-foot category recorded the highest number of sales within Gurugram’s ultra-luxury housing market, with 1,029 units sold in 2025.

Homes exceeding 8,000 square feet also contributed significantly to the market, accounting for nearly 22% of the total transaction value in the segment.

This demand suggests that a section of affluent buyers is willing to pay a premium for larger residences that offer additional privacy, comfort and exclusivity.

Infrastructure Is Reshaping Gurugram’s Luxury Residential Corridors

The growth of Gurugram’s luxury housing market is closely linked to infrastructure development and the emergence of new residential destinations.

Areas such as Dwarka Expressway, Golf Course Road and Golf Course Extension Road are attracting attention from developers and buyers alike. Improved connectivity, premium residential projects and expanding social infrastructure are helping these locations strengthen their appeal.

Dwarka Expressway

Dwarka Expressway has emerged as an important growth corridor for high-end housing. The value of ₹10-crore-plus residential transactions in the area increased from ₹383 crore in 2024 to ₹8,347 crore in 2025.

This sharp rise coincided with the corridor’s expanding residential development and improving connectivity.

Golf Course Road

Golf Course Road remains one of Gurugram’s established premium residential locations. Its existing social infrastructure and high-end residential offerings continue to appeal to buyers seeking an established luxury address.

However, limited inventory can influence transaction volumes and values in mature residential markets.

Golf Course Extension Road

Golf Course Extension Road is gaining ground as a destination for upscale residential development. Transaction value in the ₹10-crore-plus category rose from ₹693 crore in 2024 to ₹3,319 crore in 2025.

The corridor’s growth reflects increasing interest in premium housing beyond Gurugram’s traditional luxury neighbourhoods.

What Is Driving Demand for Luxury Homes in Gurugram?

Several factors are contributing to the city’s expanding luxury housing market.

Wealth creation: The growth of entrepreneurial wealth, business ownership and high-income professional households is expanding the pool of potential buyers for ultra-premium residences.

Changing lifestyle expectations: Affluent households increasingly seek homes that combine generous living space with privacy, security and access to recreational facilities.

Infrastructure improvements: Better connectivity and the development of emerging residential corridors are widening the range of locations available to luxury homebuyers.

Premium residential development: Developers are responding with larger apartments, upscale specifications and projects designed around lifestyle amenities.

Together, these factors are changing the scale and character of Gurugram’s residential property market.

What the Trend Means for Buyers and Investors

The rise of spacious luxury housing creates opportunities, but purchasing decisions still require careful evaluation.

For end-users, the focus should extend beyond apartment size and interior finishes. Location, construction quality, maintenance costs, connectivity, developer credibility and the availability of everyday services all influence the long-term value of a residence.

Investors, meanwhile, need to assess demand at the micro-market level. Strong sales across a city do not guarantee identical performance across every project or price bracket. Entry valuation, available supply, project execution and resale demand remain essential considerations.

Emerging corridors may offer opportunities as infrastructure develops, but projected appreciation should never be treated as guaranteed.

The Future of Luxury Housing in Gurugram

Gurugram’s performance in the ₹10-crore-plus category reflects a growing market for premium residences designed around space, privacy and lifestyle.

The shift also illustrates a broader change in buyer expectations. Luxury housing is increasingly being evaluated as a complete residential experience rather than simply a property with a high price tag.

As developers introduce larger homes and invest in more comprehensive residential environments, Gurugram is likely to remain an important market to watch.

For homebuyers, the key question is no longer just how prestigious a property looks on paper. It is whether the home, its location and its surrounding infrastructure deliver lasting value.

For investors, understanding these changing preferences will be essential to identifying opportunities in India’s evolving luxury real estate market.
